I live in a small 2/1 in Lake Charles managed by Magnolia. When I signed up, my agent was helpful, but intentionally overlooked the furnished appliances in her walkthrough. I move in, and my freezer s ice maker doesn't work. Eh, no big deal, really...except that I had mentioned it to the agent s face and she gave no clue to it not working. Still, all in all, no big deal.
Third time's the charm, no? I put one more in. Finally, someone comes (although no one was home, but they still had access). The maintenance guy leaves a signed receipt, but...still no tray in the fridge. Hmm...I look online at the request, which reads:
A month into moving, our fridge starts to leak out condensation. As it turns out, there s no condensation collection plate (aka drip pan ) at the bottom of this ancient thing. So, as the agent had suggested during the move-in, I put in a maintenance request via the online system. Convenient, right? ... except that the maintenance request was closed before anyone ever came out to the house!
Up to this point, this isn't really a big deal...really! It just leaks on the floor, I can just clean it up. But dude, it is so much to ask that I can get a drip pan for my fridge? But the best part is yet to come...here s the reason I rate 1s on this business.
Didn't want to go this route but they don't listen. A/C goes out... home heats to 90 degrees... I work 12 hour days and just want to sleep and to know when a guy will get out here. I'm told that I'm on a list and they'll try their best. After many back and forths, I'm told that this is just what happens in Louisiana... no compensation offered, no sympathies... just a simple "sucks to be you." I'm extremely disappointed and fed up. Horrible customer service!!!
I've been renting from them for 5 years now. They have very fair pricing even in a market where price gouging is both rampant and evident. Maintenance is never slow to move to fix anything.
If you are thinking about renting from this company ..DON'T. Run as fast as you can the other way. They are as nice and try to accommodate you until you sign the lease, once they have you locked in with a lease, then they act as though you are a bother to them when there is a problem and something needs to be fixed.
I'll be moving out once my lease is up.
And as a secure area... don't you believe it.. there are very suspicious people sneaking on the property late at night and loud booming music (loud enough to make your windows shake) and yet they will do nothing about it and act as though you are the one causing a problem when you complain.
This is the worst place I have ever lived and I am so glad we moved. If I could give them 0 stars I would.

I went down to the office to discuss this. You know what happened? I basically got laughed at. I was told that the drip pan WAS there, then the secretary proceeded to tell me about how condensation works! Oh, and remember those three maintenance requests? She's saying that they came out every single time -- A BOLD-FACED LIE. Not only did she embarrass me in front of other tenants, she did not once say I m sorry for what was happening. Just...so unprofessional, in every way. NOTHING was done right by this employee, or by any of them involved in my SIMPLE maintenance request.
another one from another apartment and it worked for a while, but then started to do the same thing again. We also had to have them out several different times to fix our air conditioner as well. They took their time getting there and could care less that it was in the 90s and we had no air.

Genius, I know! There is no drip pan! Out of frustration, I then call to see what can be done. The manager is supposed to call me back...except that promise was made a month ago and never fulfilled.

Rinse and repeat. Second online service request was submitted (referencing the first one, of course), and wouldn't you know it, just as the one before, it was closed with no maintenance guy s visit. Not a single iota of proof that anyone came out.
