Quiet park. Ladies in office are amazing, overall happy with park but not impressed on how the owner Tom runs things and treats guests

Twelve oaks goes up in rent every 2 to 3 months. No amenities but getting charged for them. Property always under water and can't get to camper without getting feet wet every time it drizzles.

Twelve Oaks RV park was the worst experience I have ever had in my life! I only gave it 1 star because I had to in order to post a review. It does not even deserve that in my opinion. I could literally write a book about it and although this review will be long I assure you I am leaving parts out. We rented an RV here (LOT 21) that was not even suitable for animals. To begin with after we paid the first month we were advised that we were not charged enough and they had to charge us more. Throughout our 3 month stay we paid more than the RV was worth. We advised them soon after we moved in that it was leaking and it leaked the whole time we were there and just got worse with time. They claimed that maintenance was working on it but it was never fixed although the man was constantly on the roof and above the bathroom skylight while I was there and without notification that he was going to be up there. As you can imagine this made me very uncomfortable! Also while he was working he was drinking beer! We were there for 3 months and I can tell you it was 3 months too long! They also advertise free wifi and cable which is false advertising. You can get VERY BASIC cable( just a few channels) if you want to pick up a cable box from the provider and the wifi will not reach past the office. Another issue is the roads. They are horrible and ended up being the cause of a loss of part of a hubcap from my tire. Next I will address the laundry facilities. I lost money in these machines numerous times not to mention the times I had to move my laundry to a different machine due to it either not draining or not drying. I advised them of the loss of money a couple of times in which I was told they did not currently have change to refund me. Needless to say I never got it back so I did not even continue wasting my time telling them of the money loss. All of this led to our moving out but what took the cake was the bad storm that left water all throughout the camper. We were actually awakened from sleep due to being rained on more than once. In the midst of the storm we advised them how bad that it was leaking and that personal items were being damaged. We were told that there was nothing they could do. Therefore my boyfriend had to get on the roof himself endangering his safety in severe thunder and lightning to place a tarp in order to protect not only our items but also the RV. We had computer damage, a damaged speaker and my personalized family cookbook along with other items. There was so much water during the rains that it is almost impossible to assume that there is no mold inside. The owners idea of taking care of the damage was to give us $50 which does not even begin to repay for the items or what we went through. Because of this experience we made arrangements to purchase a used RV at which time we were assured that we would be given a spot to set it up due to the ordeal we had been through. Shortly after we arrived with the RV we were advised that because it was a 1998 that it was too old for their park. The thing is that there is a 1964 bus there along with other RVs older than ours. Also ours looked much better than the one we were renting from them for $790 a month!! I could go on and on about how we were treated but I won't. I am just disgusted that there are still people in the world that treat others this way. I am writing this review to try to prevent others from being treated so badly. I will end by saying the owner made us feel very disrespected and that our personal items were worthless. We felt as if the money was more important to him and not customer satisaction or proper treatment of others. I could not get good pictures due to bad lighting inside but have attached several of some of the leakage(though there was MUCH more), damage and the condition of the RV when we moved in.

Excellent owners. Customer service is outstanding! This is our first time staying here but we will be back again.

Friendly staff..campground well kept n located n quiet area..convient to major highways...
